The area, located in the southeastern portion of downtown Miami, was once dominated by financial institutions and highrise office buildings. Real estate development over the last several years has added a new dynamic to the area including preconstruction lofts and modern hi rise condominiums not seen since the 1980's.

Part of the 640 acres south of the Miami River that the pioneering Brickell family aquired in the late 1870's (26 years prior to Miami's incorporation), the stretch of road known as Brickell Avenue runs along Biscayne Bay from bustling SE 8th Street, in the heart of the financial district on the north, to the sedate SE 32nd Road on the south, where mansions remind of what was. The unique mix of office buildings, towering condominiums, and low-rise townhouses is growing aggressively yet again. Structures seem to be popping up every day, reaching higher toward the sky. Joining the now old timers such as the 1960's Four Ambassadors and the 1990's Bristol and Santa Maria are the lofty Espirito Santo Bank Building and the Four Seasons Hotel & Tower, just to name a few.

Trendy shops, fine restaurants and entertainment centers have opened up, and new, luxury condominium complexes are selling out fast. The vision for the city is a community in which residents are walking distance from all the conveniences, from supermarkets to fine arts performances. Approximately 5,000 people live in the Brickell area, and the population consists mainly of young professionals, international business people, downtown administrative personnel and empty-nesters. These business professionals, seasonal residents, and many others who enjoy the activities and amenities of the "city life" are drawn to Brickell Avenue and its downtown Miami orientation.

Early mornings and evenings are when you'll find the perfect hours for jogging, walking or bicycle riding on the wide pedestrian friendly walkways of Brickell Boulevard. To promote foot traffic on the sidewalks and give the community a lively feel, several high-rise condominium buildings have cafés and shops at the street level. Building a new urban oasis, where people resist retreating into their high-rises during the evening is the goal of the new Brickell. Developers want residents to stroll the tree-lined sidewalks, stopping at shops, coffee houses, and eateries. For years, restaurants and retail destinations have been missing. No more thanks to Mary Brickell Village (

), a 5.7 acre mixed use project along South Miami Avenue and SW 9th and 10th Streets. It incorporates a condo and hotel, a gourmet Publix, P.F. Chang's China Bistro, Starbucks, and plenty of necessities such as a dry cleaner, bookstore, and a health club. "In the Center of Everything" is Mary Brickell Village's advertising tagline, and as the surrounding area quickly morphs once again, it certainly will be. The proximity to the downtown style and the coveted panoramic views of gleaming water from Brickell Avenue and Brickell Key make condominium prices very comparable to Downtown Miami and Miami Beach.

Brickell attractions include the Miami Convention Center, River Walk, Bayside Marketplace, the Performing Arts Center of Greater Miami and the Metro-Dade Cultural Center. The cultural center includes a library, historical museum and the Center for Fine Arts.

There are still buying opportunities in new construction as Developers now have many incentives and programs available to benefit the buyer. On the flipside, new developer construction can sometimes be more expensive than new resales with today's selection of inventory and motivated speculators. The difference with new construction "resales" may outweigh the cost differences of developer preconstruction.
