The three islands include North Bay Island, Harbor Island and Treasure Island which are linked by the John F. Lauderdale International airports, Miami hospitals, the beaches, Downtown Miami and Broward County via Interstate 95 and 79th Street.
North Bay Village real estate is a true island entity of Miami Dade County and has a population growing steadily at just over 7,500 residences very similar to Bal Harbour real estate. In 1940, dredging and bulk heading created North BayIsland. By 1941, palm lined streets had been planned and laid out along with the first 12 homes being built. Today, Treasure Island has grown into a blossoming neighborhood of appealing single family residences at the best pricing Miami Beaches have to offer. Today, home prices begin in the low $200's.During the mid 1940's, dredging and filling created HarborIsland and Treasure Island. HarborIsland is composed primarily of multi family buildings and new high rise towers.Treasure Island, whose street names were drawn from the novel Treasure Island, is a mixture of North Bay Village homes on the south end and North Bay Village Condos on the northern end.

There are still great opportunities on new North Bay Village Construction as Developers now have many incentives and programs available to benefit the buyer. New preconstruction can sometimes be more expensive than resales with today's construction costs vs. excellent choice of inventory. The difference with developer preconstruction may not outweigh the cost differences of resales.
The City of North Bay Village real estate tax rate is the 8th lowest of the 35 municipal taxing authorities in the county during the current 1999 to 2000 Fiscal year, according to the most recent figures supplied by Miami Dade County.
North Bay Village, an island entity of Miami Beach, was incorporated in 1945. Harbor Island and TreasureIslands were annexed several years later. Broadcast Key, aka, CameoIsland, was annexed in 1963. During its early years, North Bay Village real estate was primarily a haven for winter residents. The City became widely known for its very popular restaurants and nightclubs, which attracted celebrities like Frank Sinatra and Judy Garland. The majority of today's residents live here year round. North Bay Village real estate continues to be home to several of Miami top restaurants such as Shucker's, Crab House, Benihanas & Oggi's, as well as a variety of businesses, apartment buildings, condominiums and a total of only 378 neighborhood North Bay Village homes. History reveals that prior to 1940, most of what is now North Bay Village real estate lay beneath the deep waters of Biscayne Bay. The only dry land was Broadcast Key, a five acre island from which pioneer radio station WIOD began broadcasting in 1926. Today, television station WSVN TV (Channel 7) maintains its head officeat this same site, now joined up with Treasure Island.
Normandy Isle or Normandy Island is the furthest island east (just east of North Bay Village) in Miami Beach developed in the Name of France. Encircled by water and embellished by French street names, the Miami Beach neighborhood known as Normandy Isle was created by a group of investors led by a Frenchman named Henri Levy in 1925. Dredged from the bottom of the sea, the man made island sits just west of North Beach, with the Indian Creek Waterway to it's east, the Normandy Canal to the North, and Biscayne Bay on it's southern and western sides. Originally born as South Island, the area was soon renamed Normandy Isle and streets were aptly christened in honor of Gallic regions and towns such as Bordeaux, Notre Dame, and Versailles.
Intersected by 71st Street and Normandy Drive, which form a central business district, the quaint area saw its first apartments and eye catching fountain in 1925. The fountain still stands today but the housing didn't survive the devastating hurricane of 1926. Nonetheless by middle 1940s and 1950s, modern multifamily buildings popped back up again, many lining the northernmost waterfront streets evocatively dubbed Calais and Marseilles Drives. Even more desirable for some is the gated community of Normandy Shores, located immediately north of Normandy Isle and arranged around an 18 hole golf course. Normandy Shores came into being in 1939 via the dredging efforts of the city of Miami Beach FL real estate. The exclusive area now boasts two parks with tennis courts and features only 350 single family homes, many built in the 1950's, in a variety of architectural styles with excellent bay, canal or golf course views.
Normandy Fountain built in 1925 and perfect location for the Saturday farmers market.
Known as a the prime spot for affordable single family homes, Normandy Isles is an exceedingly family friendly place as well. Just a few streets boast an assortment of structures in Mediterranean Revival, Art Deco, Streamline Modern, and Ranch styles mostly built during the 1940s and 1950's. Plentiful sidewalks and beautiful landscaping make the area even more hospitable as does the Saturday Farmer's market around the fountain and the centrally located Normandy Isle park, which has now been completed with major renovations adding brand new pools, an activity center, basketball courts, soccer fields and more. A great place for activity with the family! Homes here are the most undervalued for Miami Beach FL real estate and begin in the $200's for a 1,700 sf home.
