I've got the ability to search ALL (even non MLS) foreclosures... please understand there are in some cases better "deals" than foreclosures. I occassionally find seller's with more equity and priced more aggressive than the bank or the seller who has 2 to 3 other liens on their property! Ask me where the deals are or check back often on these hand selected "deals"...
PS. In 2005, this Deals & Repos page was difficult to keep up to date as properties sold within a few days. Throughout the market correction of 2006 and 2007 there was rarely a property here that went pending. In 2008 & 2009, we noticed many new deals plus multiple bids on REO's and other foreclosure "steals". 2010 may and should be the beginning of the end as stabilization occurs. Miami was the first to start the Nations real estate bubble and hopefully the first to end it. What we will find today are these hand selected "deals" selling at greater rates with pent up demand both foreign & domestic plus cash abundant.
PPS. Our Market Average Sale Price to List Price Ratio is at 91% with many new "deals" going under contract within the first week. Along the Beaches of Dade County, Inventory is slowly shrinking at 2-6% monthly... Now is a great time to buy if you love Miami and financing is needed. Get the approval letter before submitting offers and be prepared as banks will accept a lower offer as cash vs. financing. | |
